Job Summary:

The Construction Manager works under the direction of the Construction Director to oversee and direct all activities associated with new home installation & set up including planning, site preparation, and home ordering synchronization. Travel and site visits are also required for this position.

What You'll Do

  • Negotiates labor and material scopes of work, specifications, pricing, and other terms and conditions with contractors to obtain timely, high-quality, cost-effective construction services.
  • Utilizes automation and electronic data management tools to effectively communicate, share information, develop status reports, and monitor and maintain project status and schedules, as well as documenting any changes (e.g., Back Office Construction Manager CPM, MS Project, Gantt, and Excel).
  • Coordinates with vendors to obtain timely vendor and contractor responses to punch list warranty items, while addressing and resolving any responsiveness issues.
  • Negotiates, executes, communicates, enforces, and properly documents all contractor and vendor construction contracts.
  • Adheres to all federal, state, and local laws as well as Company policies and Code of Conduct to protect the interest of the Company.
  • Clearly sets and communicates the expectations for quality of work, completion of tasks, correct labor type, and utilization of best practices, industry standards, and local municipal ordinances to ensure a quality project installation the first time.
  • Manages contractors’ performance in conformance with contract and quality expectations.
  • The ability to handle the escalation of performance issues.
  • Monitors and reviews construction timelines and costs on a regular basis to help communities stay within budget and ensure that all vendors and contractors bill accurately based upon the work performed.
  • Addresses budget variance issues with Construction Director.
  • Develops and implements strategies and tracking mechanisms to prevent and/or rectify cost overrun concerns.
  • Predicts and assesses the impact of financial decision alternatives and recommends actions to ensure that financial objectives are met.
  • Assists Construction Director in the development of construction cost budgets and estimates, as well as any other tasks assigned by supervisor.
  • 50% travel required depending on projects.

What We're Looking For

  • Meticulous attention to detail, numerical fluency, and comfort with the monthly rigor of budget performance and review.
  • The ability to roughly estimate and forecast the labor force and vendor management.
  • Must have an interest in questioning existing practices and the willingness to research, evaluate, and promote new practices.
  • Must be able to speak confidently with, present to, and influence a variety of Company team members—leadership and non-leadership—both online and in person.
  • Must be able to work in a team-oriented environment, and display excellent communication skills, both written and verbal.
  • Superior organizational and time-management skills.
  • Must have a highly professional, enthusiastic demeanor and energy level.
  • Must be proficient in all Microsoft Office applications as well as applications related to the specific position.
  • Bilingual fluency is preferred, but not required.
  • A Bachelor’s degree or equivalent is preferred, but not required.
  • Three to five years minimum of full-time work experience with demonstrated achievements guiding and motivating construction management staff is required.
  • Experience with new home contracting and procurement, contract administration negotiation procurement, and experience with labor force & vendor management procurement is preferred.
  • Experience working with manufactured home communities (MHC), or other real estate industry sectors is a strong advantage.
