Job Summary:

The Maintenance Manager coordinates across multiple communities, maintenance projects and manages staff engaged in maintaining and repairing physical structures, equipment, and grounds to meet, or exceed, resident and guest expectations. This team member supports the Company and Community Operations overall by ensuring efficient and consistent working operations.

 

Duties/Responsibilities/Essential Functions:

The essential functions below describe the general requirements of this position and are not intended to be an exhaustive statement of duties.   • Adheres to and maintains all Company policies and procedures, maintenance, safety, and security standards by reporting all community violations to the Community Manager (CM) to enforce a safe environment.
  • Complies with all federal, state, and local regulatory requirements to avoid discriminating against residents, guests, employees, and vendors to protect the interest of the Company.
  • Participates in educational training opportunities and/or certifications to update job knowledge.
  • Maintains and repairs common roads, resident driveways and yard lights, streetlights, all self-latching pool gates, blowers, mowers, chainsaws, hedge trimmers, mulchers, small engines, HVAC, and electrical systems (state or county licensure may be required).
  • Cleans, maintains, and paints community common areas and curbs as needed. Plants flowers and maintains community landscaping.
  • Works with team to perform seasonal maintenance in communities’ common areas (i.e., plows snow, salts & shovels sidewalks, removes leaves, mows grass, power washes community buildings, sprays trees and shrubbery for pest control, etc.; state and/or county license(s) may be required).
  • Washes and performs basic repairs on maintenance equipment (i.e., trucks, lawnmowers, golf carts, tractors, ditch witch, plows, and salt spreaders) as needed.
  • Across multiple communities, reads meters for water, gas, and electric utilities. Uses a voltage meter to test various circuit breakers and changes and repairs breakers as needed. Changes pool lights, water valves, faucets, spigots, photocells, ballasts, and receptacles as necessary. Cleans and changes pool filters, baskets, and strainers. Backwashes and vacuums the pool as required. 
  • Ensures communities complete and adhere to the Material Safety Data Sheets/Safety Data Sheets (MSDS/SDS) as necessary and utilizes personal protective equipment (PPE) correctly in all situations.
  • Programs, maintains, and/or repairs all irrigation timers, sprinkler lines and heads.
  • Hires, develops, and manages other maintenance team members. Leads by example and assists in planning performance expectations, monitoring, and appraising the associate's job results and performance to develop, counsel, or discipline staff members.
  • In partnership with leadership, conducts annual and new home four-sided home inspections, examining the home and home site to identify any violations for follow-up (e.g., missing, or damaged siding or skirting, windows, decks, sheds, and awnings).
  • At times, will need to work with community leadership to size, reconfigure, and grade the home site before inspecting all new homes as they’re moved into the community.
  • Completes Pre-Move-In Maintenance Checklist two days prior to move-in.
  • Places an inspection notice on residents’ door(s) at least one week prior to inspection.
  • Locates, relocates, and/or repairs any underground electrical breaks, water, and/or sewage lines when needed.
  • Controls operational and capital expenditures (i.e., pond restoration, channel re-soiling, hydrant and flood pump installation, water meter installation, road re-sealing and re-surfacing, community office construction/upgrade projects, etc.).
  • Reports any serious leaks or damages to the CM and delivers “boil order” notice(s) to residents if a water outage occurs.
  • Performs a regular, physical inventory of equipment and supplies to identify and inform community management of equipment and supply needs.
  • Installs and repairs PVC, especially the PVC in irrigation system(s) and piping that reaches from the street to the home site. In addition, performs minor repairs, removes, and rebuilds water meters as necessary.
  • Operates and repairs back flow preventors, the auto feed sewer machine, camera, locater, etc., and when necessary, effectively, and safely shuts in the section of home sites needed to repair water and/or sewage line(s).
  • Recommends, selects, hires, and monitors vendors to ensure expense control and project deadline(s) in collaboration with the community management team.
  • Re-primes, maintains, changes, and repairs all pumps, decking, plaster, and tile. Collects water samples and administers appropriate treatment for Ph – range and purpose, Soda ash (PH+), and Muriatic Acid. Operates various water chlorination systems and conducts daily chlorine level checks to maintain proper balance.
  • Performs digs for repairs, if validated as a certified backhoe operator. 
  • Monitors water and sewage usage levels and maintains wells where city water isn’t available.
  • Submits the bids and project plan for Regional and Central Services approval, and, if approved, coordinates the workflow and timely project completion.
  • Collaborates with, where appropriate, leadership team(s) on annual budget preparation to keep and ensure that all maintenance expenses are within budgeted guidelines.
  • Answers questions, explains policies and procedures, shares information, and maintains open communication channels with employees and managers.
  • Determines work priorities, the appropriate approach, and technique to perform repair, maintenance, and installation jobs.
  • Provides property and building maintenance to ensure ongoing operations and timely completion of work as directed by management.
  • Assumes and performs other responsibilities occasionally as directed or apparent.

Required Skills/Abilities/Knowledge:

  • The ability to perform and effectively multi-task general maintenance duties with minimal supervision across multiple communities.
  • Must be proficient in all Microsoft Office applications as well as applications related to the specific position.
  • Possess advanced, working knowledge of ground set homes, plumbing, painting, landscaping/groundskeeping, maintaining equipment and vehicles, ground fault interruption for water heaters and furnaces, sweat copper fittings, and swimming pool and spa maintenance.
  • Proficient basic knowledge of splice wires and waterproof systems, heat tape operation, Cathodic protection, and the chemical properties of site chemicals.
  • The ability to work well under pressure when faced with controversial issues and manage multiple projects simultaneously with priority based upon deadline(s) and residents’ needs and preferences.
  • The ability to develop and maintain strong relationships, credibility, and rapport when relating to others in an honest and straightforward manner to further cooperation, trust, and respect.
  • Must have a strong focus on safety, customer service, consistency, and integrity to be able to keep resident and Company information confidential, consistent with Company values, and continuously demonstrative of sound business ethics.
  • Strong organizational, planning, and scheduling skills with meticulous attention to detail.
  • Ensures that directs clock in and out for assigned workdays.
  • Must be courteous, pleasant, and cooperative with co-workers, residents, and guests while adhering to all Company policies and procedures.

  • Must have a current, valid driver’s license from the state where the community is located before driving a company-owned vehicle or before driving his/her own vehicle on company business.
  • Must have the necessary, current, and valid maintenance certifications required by the state and/or county of employment.
  • Bilingual fluency is a plus.
