Job Summary:
The Maintenance Technician performs various basic maintenance duties requiring technical labor skills, including HVAC repairs and adjustments, plumbing, light carpentry/construction, appliance repair, groundskeeping, and more. This position is required to work as a team participant along with the other community management employees to ensure the community meets the quality maintenance standards set by Inspire Communities.
Duties/Responsibilities/Essential Functions:
- Pick up trash and remove graffiti daily.
- Maintain community guidelines by reporting community appearance violations to Community Manager.
- Wash maintenance equipment (trucks, lawnmowers) on a weekly basis or as needed.
- Perform seasonal maintenance in community common areas: plow snow, salt & shovel sidewalks, remove leaves, mow grass, power wash community buildings, and spray trees and shrubbery for pest control (state or county licenses may be required).
- Patch and repair common roads and resident driveways.
- Paint curbs in common areas. Plant flowers and maintain landscaping. Maintain, clean, and paint communal areas.
- Change circuit breakers. Read meters for water/gas/electric utilities.
- Responsible for all aspects if pool maintenance. Use voltage meter.
- Program irrigation timers. Change diaphragms in automatic valves. Perform sprinkler repair and adjustments. Perform winterization if needed. Maintain streetlights and yard lights for each home site.
- Instruct new residents in the operations of their appliances, HVAC, garbage disposal,
- Perform other duties as assigned.
Required Skills/Abilities/Knowledge:
- The ability to perform and multi-task general maintenance duties with minimum supervision.
- The demonstrated, basic knowledge of plumbing, painting, landscaping/grounds keeping, maintaining equipment/vehicles and swimming pool/spa maintenance.
- Must be courteous, pleasant, and cooperative with co-workers, residents, and the public, and possess the ability to adhere to company policies and procedures.
- Must possess a current, valid driver’s license from the state where the community is located.
- Potential on call at times.
- Must be proficient in all Microsoft Office applications as well as applications related to the specific position.
Supervisory and Managerial Responsibility:
- Does not supervise or lead.
Education and Experience:
- A High School diploma or GED certificate is preferred.
- Six months to a year of previous experience or training, or a combination of training, experience, and willingness to received requisite certifications is required.

- Prolonged periods of sitting, using hands and fingers to handle or feel objects, (including using tools or controls customary to the position), standing, walking, kneeling, and reaching or lifting with hands and arms. Must be able to hear clearly (with or without the use of a hearing aid) and frequently lift and/or move up to 25 pounds.
- Must be able to regularly lift and/or move up to 10 pounds, and occasionally lift and/or move up to 50 pounds. Specific vision abilities required by this job include close vision, distance vision, and the ability to adjust focus (with or without the use of glasses or contact lenses).
