Job Summary:

The Acquisitions Intern is a junior or senior student enrolled in an undergraduate program with a concentration in finance, real estate, or a related field. The intern will gain firsthand experience with manufactured housing community investments and developments, supporting the Acquisitions team on sourcing, analysis, underwriting, and diligence. The ideal candidate should be excited about investing in real estate with a desire to learn and contribute with impactful work.

What You'll Do

  • Market research: Compile ACS/Census and local housing data; survey competitive MH supply/rents.
  • BOE analysis: Review historicals; size preliminary pricing, creation yield, and sensitivities.
  • Underwriting: Populate model drivers; refresh debt inputs; check exits.
  • Diligence: Track checklists/timelines; organize third‑party reports; flag risks.
  • Materials: Draft deal screens/IOO summaries; prepare charts/comps for IC.
  • Data/process: Maintain data rooms, version control, and pipeline updates; capture meeting notes.
  • Complete other duties as assigned by the Acquisitions teams

What We're Looking For

  • Currently enrolled in an undergraduate program as a junior or senior.
  • Interest in real estate investing.
  • Experience with ESRI/data tools or market research platforms preferred.
  • Comfort with financial statements.
  • Strong organizational and time-management skills and attention to detail.
  • Demonstrate the ability to read, write, and communicate professionally and effectively to prepare and explain financial data to business leaders and managers, team members, auditors, and investors.
  • Must be proficient in all Microsoft Office applications as well as applications related to the specific position. In addition, at a minimum an intermediate level of Excel or above.
  • Basic understanding of financial modeling

What We Offer

This internship will offer hands-on experience working with real deals, direct exposure to experienced investment professionals, and real work experience. Interns will also recieve an hourly pay rate between $20-$30/hour, depending on experience.
